Emergency Plumber in Mill Hill

Mill Hill sits high on the north-west edge of London, and its plumbing problems come in two kinds: big family houses with long gardens and old drains, and new flats at Millbrook Park with shared risers. For either, phone 07861 933265. We answer at all hours, there is no fee for the visit itself, and NW7 is usually reached within 60 minutes.

Stop the water: In a house, the stopcock is usually below the kitchen sink or in the garage; outside there is a stop valve under a cover by the boundary. In a Millbrook Park flat, look in the utility or hall cupboard. Keep well away from wet electrics. If you smell gas, ring 0800 111 999 straight away.

The Ridgeway and the old village

Mill Hill began as a village along The Ridgeway, and older houses still stand there and around the school. They are on high, exposed ground, so lofts and outside walls feel the cold first, and older pipework may still be in use.

Interwar family houses

Around The Broadway and Mill Hill East most homes are 1920s and 1930s semis and detached houses, many extended to the side and into the roof. Each extension adds water to drains laid nearly a century ago, under long gardens full of mature trees. Root-blocked clay drains and leaks from newer loft bathrooms are common.

Millbrook Park

The newer flats on the former Inglis Barracks site are a different system altogether: pressurised supplies, shared risers and valves outside the flat. When a leak comes from above, building management is part of the answer.

Questions people ask

Our new flat at Millbrook Park has a leak from upstairs. Who turns the water off?

Your own valve only isolates your flat. For water coming from above, the neighbour's valve or the riser valve is what matters, and in newer blocks those are reached through the managing agent or concierge. Call them and us at the same time.

Why do our drains keep blocking in autumn?

Mill Hill's mature trees drop leaves into gullies and gutters, and their roots work into old clay drain joints all year. When the two meet, autumn blockages follow. Clearing gullies regularly helps; a camera survey shows whether roots have got into the pipes.

Who is responsible for the drain under our long garden?

The part serving only your house is yours. Where it joins pipes from neighbouring houses, Thames Water says the shared section is its responsibility, even when it runs under a garden or driveway.

How are emergency call-outs in Mill Hill charged?

Coming out is free. After that it is £110 for the first hour and £45 for every half hour beyond it, plus whatever parts the job needs, at the same rate on a Sunday night.
