What you get

Pipework replacement in London: what the price includes

  • 01
    Copper or plastic, honestly compared

Copper for exposed runs and longevity; barrier plastic for buried runs, speed and fewer joints. Often the right answer is both.

  • 02
    Zoned approach

Bathroom, kitchen, heating, repiped as zones so the house keeps running between phases.

  • 03
    Minimal opening-up

Routes planned to use voids and existing chases; making good included in the quote, not discovered after it.

  • 04
    Pressure-tested and certified

Every zone tested before it's closed in, with photos of the concealed work for your records.

  • 05
Staged so you are never without water overnight

A full repipe on an occupied house is planned zone by zone, with the system recommissioned and tested at the end of each day. Nobody should be living in a house with the mains off for a fortnight, and with sensible sequencing nobody has to.

What this means in London

Local conditions we work around

Repiping in London is usually constrained by the finish rather than the plumbing. Conservation-area and listed-building rules mean new runs generally cannot be clipped to a visible elevation, so routes go internally and making good is planned and priced before the first cut rather than discovered afterwards. Hard water is the reason the work is often needed at all: decades of scale narrowing the bore, combined with 1960s and 70s copper now old enough to pinhole, is the standard London repipe.

Straight answers

Pipework replacement in London, your questions

How do I know I need a repipe?
Repeat pinholes in different places, brown water after time away, dropping pressure with no visible leak, three strikes and the pipework is telling you. One isolated failure is a repair, not a repipe.
How disruptive is it?
A typical zone is one to two days with water off only for the connections. Whole-house repipes are phased so you're never without a working bathroom overnight.
What does it cost in London?
From about £900 per zone; a full house typically £3,500–£7,000 depending on size and access. Fixed, itemised, in writing after the survey.
How do I know if my pipework needs replacing?
Repeated pinhole leaks in the same run, water that runs discoloured after standing, visible green corrosion at joints, or pressure that has dropped year on year. One leak is a repair. The third leak in the same run is a replacement, and continuing to patch it costs more.
Copper or plastic?
Both are fine and modern installations mix them. Plastic is faster, tolerates freezing far better and is ideal for long buried runs; copper is more robust where pipework is exposed and is required near a boiler. We use each where it belongs rather than picking one for the whole job.
Will you have to lift all my floors?
Rarely all of them. Most of a repipe follows existing routes, and where a run is genuinely buried we look for a route around rather than through. The survey tells you which boards come up before you commit, not during.
Does London water affect what you would fit?
It shapes it. At 280 to 320 ppm, scale shortens the life of anything with a moving part in it, so we specify for hard water rather than fitting whatever is cheapest, ceramic cartridges that tolerate scale, isolation valves so the inevitable service is a short job, and a scale reducer on the main where the property warrants it.
