Cold water tank maintenance in London: what the price includes

Water dripped through the ceiling from the loft, the tank?
Very likely its float valve or overflow. Turn off the stopcock, and if you can safely reach the loft, tie the float arm up to stop the fill. Then call, the fix is small if it's caught early.
My tank is galvanised steel, replace it?
If it's galvanised it's decades old and rusting from inside.
Do tanks need cleaning?
They benefit from it, and any tank without a close-fitting lid needs one fitted more than it needs cleaning. Open tanks collect what lofts contain; none of it improves your bathwater.
Do I still need a cold water tank?
Only if you have a vented system. Converting to an unvented cylinder or a combi removes the tank and frees the loft, and it is worth pricing both options if yours needs replacing anyway rather than defaulting to like-for-like.
My tank has debris in it. Is the water safe?
The cold tank normally feeds bathrooms and the hot cylinder, not the kitchen tap, so drinking water is usually unaffected. Debris still needs dealing with, the tank should be drained, cleaned, disinfected and given a proper lid.
Why does my tank overflow?
A failed float valve, almost always. The washer perishes or the arm has dropped, so the valve never fully closes. It is an inexpensive part and a short visit, and left alone it runs continuously into the gutter and up your bill.
