  Microphones on the pipework either side of the suspected run listen for the sound a pressurised leak makes, then triangulate the position along it.

  Thermal imaging

  A hot-water leak under a solid floor shows as a heat plume long before it shows as damp. The camera maps it without lifting anything.

  Tracer gas

  For the difficult ones: hydrogen and nitrogen introduced into the drained pipe escape at the fault and are detected at the surface. It finds leaks the other two methods miss.

  Photographs, position, depth, cause and the repair carried out. Trace-and-access cover exists in most policies but insurers want evidence, and this is the format they accept.
