• Design and survey. Measured survey at your property, a drawn layout, and a written specification of every fitting before you commit.
• Strip-out and disposal. Old suite out, waste away, licensed-carrier note provided.
• First fix and electrics. Hot, cold and waste run to the new layout; lighting, shaver points and extraction by our Part P electrician.
• Tiling and waterproofing. Tanking to wet areas, boarding, tiling, grouting.
• Second fix and handover. Suite, brassware and shower fitted, tested, signed off, then plastering, decorating and a proper clean.

Local conditions we work around

Two London constraints shape a bathroom quote before any tiles are chosen. First, hard water: every fitting with a moving part, thermostatic cartridges, shower valves, fill valves, has a shorter life here, so we specify for serviceability rather than fitting whatever is cheapest and returning in three years. Second, the building: in a flat, moving a soil connection or running new pipework usually needs freeholder consent and sometimes conservation-area consideration, which is established at survey rather than discovered mid-strip-out.
