Turn the stopcock off and watch. If the damp stops spreading with the water off, the leak is on the pressurised supply. If it carries on, it is heating, waste or coming from outside, that one test halves the search.

Keep water away from electrics. A leak tracking through a ceiling finds light fittings first. Isolate that circuit at the consumer unit and leave it off.

Do not open up the wall yet. Water travels along joists and behind plaster, so the wet patch is very rarely above the leak. Speculative holes in the wrong place are the expensive part of this job.

Photograph everything, from today. Dated photographs of the damage, the meter reading and the affected rooms. Insurers assess trace-and-access claims on evidence, and the evidence is easiest to gather before anyone starts work.
What causes a hidden water leak in London
- A failed joint in a buried run. Compression fittings under a screed floor or behind a dry lining weep slowly for months before anything shows. The damp appears at the lowest point the water reaches, not where it left the pipe.
- Heating pipework. Boiler pressure that drops week after week is a leak in the sealed system, most often a pinholed pipe under a floor or a corroded radiator tail. In London this is one of the most common hidden leaks we trace.
- Failed seals rather than pipework. A shower tray junction, a bath sealant line or a waste connection leaks only when used, which is why it can look completely dry when anyone inspects it. Timing the damp to the usage pattern narrows it fast.
- The supply pipe outside. Between the boundary stopcock and the house, the supply is yours. A leak there shows as a permanently damp patch of garden, a rising bill and, in London’s older streets, frequently a lead pipe that is worth replacing rather than patching.
