When must I renew?
Every 12 months, and you can renew in months 10–12 while keeping the original expiry date, the MOT-style rule that stops the date creeping forward each year. We track it so you don't have to.
What are the penalties for not having one?
Unlimited fines and up to six months' imprisonment under the Gas Safety Regulations, invalidated insurance, and since 2018 it also blocks Section 21 notices in England. It is the least skippable paperwork a landlord holds.

Is there anything specific to London landlords?
