Before we arrive: Close the stopcock. In the larger houses it may be in a cellar or utility room rather than under the kitchen sink, and there is usually an outside valve near the boundary as well. In semis and converted flats look under the sink or the stairs. If water is near electrics, switch off at the consumer unit only if you can reach it safely. Gas smell: 0800 111 999 first.

Big houses, big hot water systems

The Victorian and Edwardian houses around Wimbledon Village and the edges of the Common often have four or five bathrooms running off one large pressurised cylinder. When it scales up, the hot water runs out halfway through the morning. Thames Water notes that all the water in its region is hard, and in a cylinder that hardness ends up as scale on the heating coil and the immersion element. The other warning sign on these systems is a pipe dripping outside or into a tundish by the cylinder, which means a safety valve is releasing water.

Larger houses are also usually zoned, with separate heating circuits for different floors. A stuck zone valve leaves one floor cold while the rest of the house is fine, which can look like a boiler fault but is not.

Long drives and old supply pipes

Some of the older houses near the Common sit well back from the road, and the water supply pipe runs the full length of the front garden or drive to reach them. That pipe is the owner’s from the boundary inwards. In a hard frost the shallow sections can split, and a leak there may show only as a wet patch on the lawn, a hissing at the outside stop valve or a water bill that suddenly jumps.

Semis, terraces and flats

Around Wimbledon Park and Southfields, interwar semis often still have a cold tank in the loft. A float valve that sticks open fills it until it overflows, so watch for water running from a small pipe under the eaves. Towards South Wimbledon the Victorian terraces are frequently split into flats sharing one waste stack, and a blockage low down floods the ground floor first.
