Low ground in the town centre

New blocks

Every flat in our Hither Green conversion has slow drains. Whose problem is it?
If all the flats are slow, the blockage or restriction is in the shared stack or the drain under the building, which is usually the freeholder's or shared under the leases. Beyond the boundary, where the drain joins other houses' pipes, Thames Water says the shared section is its responsibility.
My ground-floor room near the town centre floods from the floor drain in heavy rain. Why?
In low ground, the sewer can fill in a heavy storm and water backs up through the lowest outlet in the building. A non-return valve, or a pump with one, stops it coming in. If you already have them, they need servicing to keep working.
I live in a new block by the station and water is coming from the ceiling. Who turns it off?
Your own valve only isolates your flat. If the water is from a flat above or a communal pipe, the concierge or managing agent needs to isolate the riser. Call them and us at the same time.
