  What happens during a gas safety check

  A gas safety check is a set of tests on every gas appliance and the gas pipework in the property. The engineer first checks the whole installation is gas tight, meaning no gas is escaping. Then, for each appliance, they check the gas pressure, that it is burning properly, that there is enough fresh air for it, and that the flue carries fumes safely outside. Safety devices are tested to make sure they shut the gas off if something goes wrong. The results go on the gas safety record, often called a CP12. For one appliance it takes about half an hour, and one-appliance CP12s are £79 fixed.

  Gas safety check or boiler service: which do you need?

  They sound alike but do different jobs. A gas safety check, sometimes called a gas safe check, proves your gas appliances are safe on the day. Nothing is cleaned or adjusted unless it is unsafe. Landlords must have one every year by law. A boiler service is maintenance. The boiler is opened, cleaned and tuned so it keeps working well, and it is what boiler warranties ask for. Homeowners are not legally required to have either, but a yearly service is strongly worth it. If you are a landlord, you need the check, and booking the service at the same visit saves a second appointment.

The check itself is identical nationally, a Gas Safe registered engineer, every appliance, tightness test and a CP12, but London's housing stock makes access the recurring obstacle. Meters in communal cupboards, appliances in flats let separately from the freehold, and shared boiler arrangements all need arranging before the appointment rather than discovered on the day. Older properties can still carry lead or early steel internal gas pipe, which will be recorded and needs addressing rather than simply noting.
