A leak in a Georgian house on The Grove, water through the ceiling of a flat on North Hill, or a frozen pipe in a loft near Pond Square? Call 07861 933265. We answer at any hour, charge no call-out fee and usually reach N6 within 60 minutes.

Stop the water: In a village house the stopcock is often in the cellar or under the kitchen sink. In a mansion block or estate flat, look in the kitchen or hall cupboard; shared riser valves are in communal cupboards. Keep clear of wet electrics. Smell gas? Ring 0800 111 999 first.

The village at the top of the hill

Highgate began as a village at the top of a steep hill, and its Georgian houses still stand around The Grove, Pond Square and the High Street, with flats over many of the shops. They are some of the oldest homes in north London. Thames Water says homes built before 1970 may have lead supply pipes, and here the old pipework often runs through cellars and under front steps. The hill means the village is exposed, and lofts and outside walls feel a frost early.

Victorian streets on the slopes

Down the slopes towards Archway, Crouch End and Dartmouth Park the houses are mostly Victorian and Edwardian, and many are split into flats. Bathrooms added to each floor share one stack, and drains run steeply downhill at the back. Inside the boundary, a drain serving only your building is private; once it joins neighbours’ pipes, Thames Water says the shared part is its responsibility.

Twentieth-century flats

Highgate also has well-known flats from the 1930s and later, including Highpoint on North Hill and the Holly Lodge Estate off Highgate West Hill. Blocks like these have shared risers, long pipe runs and porters or managing agents who hold the keys to the valves. When a leak comes from upstairs, call them as well as us.

Rate and nearby

£110 for the first hour, £45 per half hour after that, plus parts, with no call-out fee. We also cover Dartmouth Park and Archway, and nearby Hampstead, Kentish Town and Muswell Hill.

Questions people ask

I live in a 1930s block in Highgate and water is coming through the ceiling. What should I do?

Check the flat above if you can, then call the porter or managing agent, as blocks of that age usually have shared risers with valves in communal cupboards. Put a bucket under the drip, keep clear of light fittings, and call us with the block and flat number.

Our village house has an old stopcock that will not turn. What now?

Do not force it, as old valves on lead pipe can snap. Use the outside stop valve, usually under a small cover near the front boundary, which needs a long key. When the emergency is over, replacing the old stopcock is a quick job.

Do pipes freeze more in Highgate?

The village is high and exposed, so pipes in lofts, on north-facing walls and in unheated outbuildings feel a frost sooner. Lag loft pipes and tanks, keep the heating on low in very cold weather, and isolate outside taps before winter.

How much is an emergency plumber in Highgate?

No call-out fee. The first hour is £110, then £45 for each half hour, plus parts, day or night.
