Make it safe: In an older house the stopcock is often in the cellar by the front wall. Converted villas and mansion blocks may have one shared valve in the communal hall or the lowest flat. Villas that became flats
The tall red-brick houses on Fitzjohn’s Avenue, Frognal, Arkwright Road and the streets around them were built as large single family homes. Many are now split into several flats. Each conversion added bathrooms and kitchens wherever they would fit, all draining into stacks that were never sized for them, and supply pipes that branch and branch again from one main. Leaks between flats are the most common result, followed by stacks that block and back up into the lowest flat.
Basements and pumps
Some Hampstead houses have had deep basements dug beneath them, with bathrooms, gyms and utility rooms below the level of the sewer. Waste from those rooms goes into a chamber and is pumped up and out. Pumps fail through wear, wipes or a tripped circuit, and the first sign is often an alarm or a slow drain in the lowest shower. Knowing which fittings drain to the pump lets you keep using the rest of the house safely.
Village streets and access
The older lanes around Flask Walk, Well Walk and Church Row are narrow, steep and mostly permit parking, and some cottages have very little space under the stairs or sink to reach the pipes. I am in a flat in a converted Hampstead villa and the water is coming from upstairs. What do I do?
Try the flat above first; a tap, shower or washing machine left running is the quickest thing to stop. If nobody answers, look for a shared stopcock in the communal hall or the lowest flat, as many villa conversions still have just one. Keep clear of light fittings with water in them, and call us with the flat number of the leak if you know it.
Our basement has a pump and it has stopped. Can we still use the bathrooms?
Only the ones above ground, and only if they do not drain through the basement pump. Everything that drains to the pump chamber, usually the basement shower, toilet and utility, should not be used until it is working again, or the chamber will overflow into the basement.
Who is responsible for a blocked drain shared by the flats in our building?
Inside the building and within the boundary, the drains are private and usually the freeholder's or shared under the leases. Thames Water says it is responsible for sewers shared with neighbouring properties, even when they run under a garden or driveway.
