Not before we know where the water is coming from. A damp patch can come from a shower tray, a waste joint, a valve behind the wall or a pipe in the floor, and some of those can be reached from below or from an access panel. We trace the leak first and agree with you where to open up.
Our mansion flat's hot water is tepid. Is it the building or our cylinder?
If you have your own cylinder, check its thermostat and immersion or heating timer first; a scaled coil or failing element is common in hard water. If hot water comes from the building's plant, neighbours will usually notice too, and the managing agent needs to know.
The pipe under our front steps is leaking. Whose is it?
Thames Water says the supply pipe from the boundary into the house is the homeowner's. In Kensington that often runs under the steps or through a vault, so a leak there is usually yours to repair; in a flat, the lease decides whether it is yours or the freeholder's.
