First, stop the water: In a Chelsea terrace the stopcock is usually in the basement, often near the vaults under the pavement. In a mansion flat or a World’s End tower, look under the kitchen sink or in a hall cupboard. If the water is near lights or sockets, switch them off at the consumer unit if you can reach it safely. Mansion blocks and porters

The red-brick mansion blocks around Sloane Square and along the Embankment were built with long shared risers. A flexi hose that splits under a basin on the fourth floor can reach three ceilings before anyone notices, and the valve that isolates the riser is usually in a cupboard the porter holds the key to. If you live in a block, ring the porter or managing agent as soon as you ring us. Tell us the block name, the floor, and whether there is a service lift or a back entrance.

The towers of the World’s End Estate work the same way at a larger scale: each flat has its own stop valve, but stacks and risers are shared, and building management may need to be involved before the water can be turned off for long.

Finding the leak before lifting the floor

Chelsea interiors are expensive to put back: stone floors, panelled walls, ornate plasterwork. So we trace a hidden leak before we open anything up, and agree with you where to cut before we cut. A damp patch on a ground-floor ceiling can come from a bath waste, a radiator pipe or a shower valve, and they need very different repairs.

Pumps, boosters and basement bathrooms

Dug-out basements and lower ground floors here usually depend on a pumped waste system. Wipes and kitchen fat are the main reasons those pumps fail, and if the pump stops the first sign is often the alarm, or water backing up through the lowest shower drain. Upstairs, many refitted houses push their hot water through a booster pump or a pressurised cylinder, and the hard local water scales valves and strainers until the pressure drops.
