Our immersion heater has failed twice in a few years. Why?
Very hard water. Scale coats the element until it overheats and burns out, and the thermostat beside it reads wrongly. A new element and thermostat fix it; descaling the cylinder at the same time, and a scale inhibitor on the supply, help the next one last longer.
Our cottage on the old High Street is listed. Is an emergency repair a problem?
No. Putting a burst or leaking pipe back as it was is ordinary maintenance. What needs thought is anything new, such as a pipe run that would be seen on a front wall or historic plaster coming off; for that the council may want an application first, and we will say so before any such work.
Why do the pipes to our garage and summerhouse freeze every winter?
They usually run shallow across the garden and through unheated buildings, so they are the coldest pipes on the property. Lagging, a frost-protection heater on a thermostat and a valve indoors to drain them before a cold spell solve most of it.
