A pipe split under the floor of a Bowes Park terrace, a toilet overflowing in a warehouse flat, or a drain flooding the path on Bounds Green Road? Call 07861 933265 or WhatsApp us a photo. We are based a short drive away in Wood Green, there is no call-out fee, and a person answers at any hour.

Stop it spreading: in most of the terraces here the stopcock is under the kitchen sink or below the floorboards inside the front door. If water is near a light or socket, switch off at the fuse box only if you can reach it without standing in water.

From farm hamlet to suburb

Bounds Green was farmland with a few cottages, a tavern and a brickworks until the late 19th century. Houses spread out from Wood Green, the schools were built in 1895, and when electric trams arrived in 1906 the building really took off: many of the Edwardian terraces you see today date from then. The Piccadilly line station, designed by Charles Holden, opened in 1932. Part of the area, around Myddleton Road and Bowes Park station, is better known as Bowes Park, and the North Circular forms its northern edge.

Edwardian houses, original drains

A street of houses built in a few years tends to age together. In much of N11, the supply pipes, the soil stacks and the clay drains under the front gardens are original or close to it. Sudden leaks at old joints, pipes that split in a freeze and drains that block every winter are the calls we get most from here. For a pipe that has frozen, see frozen pipes; for one that has already burst, burst pipe repair.

Warehouse flats and the industrial estate

Factories came to Bounds Green before and after the Second World War, and one old warehouse was turned into a polytechnic and later into flats. Converted buildings like that have long pipe runs, shared risers and a plant room, so a leak can travel before it shows.

Rate and nearby

£110 for the first hour and £45 per half hour after that, plus parts, with no call-out fee. We also cover Bowes Park, New Southgate and Arnos Grove, and nearby Wood Green, Palmers Green and Southgate.

Questions people ask

How quickly can you get to Bounds Green?

Our base is in Wood Green, the next district along, so Bounds Green and Bowes Park are among the quickest places for us to reach. We tell you an honest arrival time when you call.

Our flat is in a converted warehouse. Where is the stopcock?

In converted industrial buildings it is often in the kitchen, behind a panel or in a cupboard near where the water comes in, with a main valve for the building in a plant room. If you cannot find yours, tell us on the phone and we will help you look while we travel.

The gully outside our Edwardian terrace keeps flooding. Is it the drain?

Often. Many of these houses were drained more than a hundred years ago, and leaves, fat and roots narrow the old clay pipe. We clear it on the visit, and if it keeps happening a camera shows whether a section has cracked.

What does a plumber cost in N11?

There is no call-out charge. You pay £110 for the first hour, then £45 for each extra half hour, plus parts, at the same rate day or night.
